Ironwood in North Oshawa features stunning urban towns

We recently had the opportunity to sit down with Christian Huggett, Vice President of Development, Podium Developments, and Saqib Qureshi of Building Capital to discuss Ironwood in North Oshawa, which is now open for preview registration.

Located at 1569 Simcoe St. North, near Conlin Rd. East and Ritson Rd. North, Ironwood is part of a burgeoning north Oshawa neighbourhood. Simcoe is lined with new development, including new residential, student housing, educational facilities, and new retail and office space.

Ironwood features 125 freehold townhomes with common elements. This means you own the home and the land, but there are common elements including your front landscaping, visitor parking, and a private park for residents only.

The private park has some incredible features, including a yoga clearing, a playing field/ice rink, walking trails, a toboggan hill, an off-leash dog park, a playground, a pond, and a community garden. When was the last time you heard about a new townhome community with a playing field that will be converted into an ice rink in the winter? Also, the park is surrounded by a wooded area and the Oshawa Creek, which is a popular spot for salmon fishing, according to Huggett.

Huggett and Qureshi expect mostly end-users, specifically move-up buyers, to purchase at Ironwood. As the developers of other Oshawa communities, they understand the current demand for move-up style housing that’s somewhat similar to low maintenance condo living.

“The idea is that the rooftop terrace is very low maintenance, the backyards are developed with 10’ by 10’ decks that come standard, they also come fully fenced, and they have areas for so residents can plant their own private vegetables, and there’s no grass to cut and no front yard to maintain,” explains Huggett.

Prices start from $494,990. The value per square foot is amazing and should definitely attract couples who currently own a condo in urban areas like downtown Toronto.

What we love about Ironwood is Podium and Building Capital are bringing an urban design to what on the surface is a traditional low-rise suburb. Huggett says there are big plans in the works in the neighbourhood, including more commercial space and a new high-rise condo (not by Podium). There are many restaurants moving into the area, and Podium’s University Studios recently completed and it’s fully occupied.

“You’re 19 minutes to Dagmar, the ski resort, you’re 19 minutes to Port Perry which is on the water, but you’re still 14 minutes to the 401, and the 407 is I think six minutes away; the university is here, and you got shopping you can walk to within about a kilometre,” Huggett adds.

Podium and Building Capital have the right idea bringing young couples accustomed to condo living to Oshawa with an urban style community. Couples who want more space to start a family may not necessarily want to fully abandon the condo lifestyle, so Ironwood is a great fit.
