Will the fall 2015 season restore balance to the housing market?

The Trimart Research Corporation recently announced that 74.9% of their annual forecast has been achieved, meaning that they predicted how many new low-rise sales there would be in 2015, and that’s how much has sold so far this year. July 2015’s sales were up 4.8% compared to the same period last year, making it the highest selling July in the last four years. Though summer is traditionally a slow period for the new home market, Trimart says that activity has stayed pretty strong.The real issue is that demand is still outpacing supply, causing prices to rise dramatically. Trimart has reported that there are over 20 new openings and releases scheduled for fall 2015, so hopefully this surge in inventory helps bring more balance to the housing market.

Listed below are a few notable low-rise sites of the last month:

mattamy homes bild The Preserve - via Mattamy Homes

Placing first on this week’s Trimart Hot Spots list is a community that is no stranger to the number one position. The Preserve by Mattamy Homes saw 26 sales last month. This community is one of the main reasons that Oakville is one of the Greater Toronto Area’s (GTA) top selling cities for new low-rise homes. The Preserve features two-storey townhomes, as well as 34’, 38’, 45’, and 50’ detached homes. The townhomes range from 1,583 to 2,333 square feet and start from $588,990. The 34’ detached homes range from 1,988 to 2,711 square feet and are priced as low as $721,990. The rest of the detached designs are temporarily sold out, but there will be a new release coming soon!

Park Ridge - via Tribute Park Ridge - via Tribute

Coming in second is Park Ridge, a Tribute Communities project in Oshawa that had 20 sales last month. Park Ridge features 36’, 40’, and 50’ detached homes, ranging from 1,863 to 3,479 square feet, with prices starting at $488,990. We’re only two positions into the Hot Spots list and it’s already obvious that detached living is still the most popular housing type in Southern Ontario.

Trafalgar Landing - via Great Gulf Trafalgar Landing - via Great Gulf

Taking the third position is another Oakville community, Trafalgar Landing by Great Gulf Homes. The community saw 14 sales last month. Trafalgar Landing is comprised of large 20’ townhomes, ranging to over 2,200 square feet. Prices start at $609,990.

Creekside - via Sundial Homes Creekside - via Sundial Homes

Placing fourth with 12 sales last month is Creekside, a new community by Sundial Homes in East Gwillimbury. This has been a big year for East Gwillimbury; many builders and homebuyers have set their sights on the area due to the available developable land and the exciting growth plan set out by the province. The next few years will definitely see big changes for the town. Creekside features 32’, 40’, and 50’ detached homes, ranging from 1,348 to 5,133 square feet with prices starting at just $559,990. Plus, there is a new release of 70' lots coming soon! Whoever is getting in on East Gwillimbury right now is making a great investment!

Chelsea Maple Station - via Aspen Ridge Chelsea Maple Station - via Aspen Ridge

The final position on the Hot Spots report is taken by Chelsea Maple Station, a new luxury townhome community in Vaughan by Aspen Ridge Homes. There were 10 sales at the community last month. The townhomes range from 1,888 to 2,378 square feet and are available on 18’ lots with prices starting at $730,990. Aspen Ridge Homes recently opened a brand new model home, which is fully decorated by interior designer Sabrina Albanese. Trust us, this model home is a must see!
