Trimart: High Sales for New Low-Rise Market

Trimart Research Corporation has gathered their Q1-2014 new low-rise data for the entire Total Market Area (TMA), and 25.5% of their annual forecast has already been achieved. TMA sales for March were up 56% compared to the previous month, showing 2,109 new home sales. The biggest gains were in the East region (130.7%) and the North (109.5%).

Over the first three months of 2014, inventory levels stayed steady around 14,000 (or 9.1 months’ supply), which is 17.5% higher than the same period last year. Trimart predicts that new low-rise sales will stay strong for the next couple months thanks to nearly 40 new openings and releases in April.

Listed below are a few notable sites of the last month:

Placing first on this week’s Trimart report is Westfield / Riverview Heights, a Great Gulf community in Brampton that saw 54 sales last month. Westfield / Riverview Heights features 38’ and 46’ detached homes, as well as a collection of semis. The homes range from 1,645 to 4,090 square feet and prices start as low as $469,990.

Second place is taken by Churchill Woods, a Mississauga community by Greenpark, which achieved 33 sales last month. Churchill Woods features a beautiful selection of semi-detached homes, ranging from 1,654 to 2,135 square feet. Prices for available homes start from $533,990.

Coming in third with 21 sales last month is Orchard Park, a Stouffville project by Minto. Orchard Park offers a wide selection of urban townhomes and terrace townhomes, ranging from 1,256 to 1,879 square feet. Prices can be found as low as $339,990.

Placing fourth with 15 sales last month is Fieldgate Homes’ Upper Unionville community in Markham. Upper Unionville has an extensive variety of home types available, including 25’ townhomes, 25’ and 28’ semis, and 38’ and 42’ detached homes. The homes range from 1,673 to 3,274 square feet and prices start from $560,990.

The fifth spot is taken by Upper Cornell, a Markham project by Aspen Ridge Homes that also saw 15 sales last month. Upper Cornell features townhomes and 30’ detached homes, ranging from 1,602 to 2,453 square feet. Prices start as low as $527,990.

westminster woods trimart

The final spot on Trimart’s weekly report is taken by Westminster Woods, a Guelph community by Reid’s Heritage Homes that obtained 11 sales last month. Westminster features two-storey townhomes, urban townhomes, mid-rise units, and 30’ and 36’ detached homes. The homes range from 592 to 2,968 square feet and prices start at just $168,900.
