Townhomes continue to be the affordable option for low-rise buyers

The demand for new low-rise homes is almost out of control as inventory levels have fallen to record lows. According to RealNet Canada, there’s only about three months of inventory available across the Greater Toronto Area, based on 2015 sales trends. Trimart Research Corporation’s latest report finds that while detached homes remain a hot commodity, there has been a surge of urban townhome sales during the fall season.

Listed below are a few notable low-rise sites of the last month:

Wildflowers - via Mattamy Homes Wildflowers - via Mattamy Homes

Coming in first place on this week’s Trimart Hot Spots list is Wildflowers by Mattamy Homes, a Kitchener community that saw 44 sales last month. Wildflowers offers a wide range of home types, including village homes, garden and village suites, two-storey townhomes, and 30’, 36’, and 43’ detached homes. There is also a new collection of rear lane townhomes that will be released soon. The available homes range from 1,001 to 3,164 square feet with prices starting at just $194,990.

Boardwalk Condos - via fridayharbourresort.com Friday Harbour - via Geranium Homes

Tying for first with the same amount of sales last month is Friday Harbour by Geranium Homes. This Innisfil community features an amazing selection of townhomes, some of which are located out on the new marina that was completed recently. The units at Friday Harbour range from 433 to 4,601 square feet, with prices starting at $239,900. With a large size range, there is something for everyone at this resort-style community.

Mulberry Meadows - via Sundial Homes Mulberry Meadows - via Sundial Homes

Placing second with 12 sales last month is Mulberry Meadows, an Ajax community by Sundial Homes. Mulberry Meadows features 30’, 36’, and 40’ detached homes, ranging from 1,195 to 2,768 square feet, with prices starting at $539,990.

Seven Oaks - via Fernbrook Seven Oaks - via Fernbrook

Third place, taken by Seven Oaks by Fernbrook Homes, follows closely behind with 10 sales last month. The luxury townhomes at this Oakville community have sold out, but there are 38’ and 43’ detached homes still available. The homes range from 2,469 to 3,791 square feet with prices starting at $969,990.

Pineview Greens - via Royalpark Pineview Greens - via Royalpark

The final position on the weekly Trimart Hot Spots list is taken by Pineview Greens, a Barrie community by Royalpark Homes that also had 10 sales last month. This community features 34’ and 42’ detached homes ranging from 960 to 3,230 square feet, with prices starting at $399,990.
