Third quarter expected to end with a surge in new home sales

As we find ourselves well into the third quarter of the year, Trimart Research Corporation is reporting steady summer sales, but traffic slowed down quite a bit, which was expected. While the demand for low-rise housing is still strong across the Greater Toronto Area (GTA) and beyond, summer is typically slow for new home sales and builders usually focus their efforts on their fall releases and openings. Trimart predicts that new home sales traffic will improve starting this month.

Listed below are a few notable low-rise communities of the last month:

friday harbour master plan Friday Harbour - via Geranium and Pemberton

Placing first on this week’s Hot Spots report is Friday Harbour, Geranium Homes and Pemberton Group’s master-planned resort-style community in Innisfil. There is a wide range of home types at Friday Harbour, including condo units and townhomes, ranging from 433 to 4,601 square feet. Prices are starting at just $239,900. We recently had the opportunity to tour the marina basin, which is currently being flooded. There were a lot of media present, so that no doubt spurred sales over the last few weeks.

Coming in second is the Village of Southfields, Mattamy and Monarch’s Caledon community. They had 15 sales last month. The townhomes and semis have sold out, but there is still a wide selection of 43’ and 50’ detached singles ranging from 2,284 to 3,971 square feet, with prices starting at $692,490. The fact that the townhomes and semis have sold out suggests that younger homebuyers who perhaps owned a condo already are choosing Caledon as a good place to move up.

Taking the third spot with 13 sales last month is Mayfield Village by Aspen Ridge Homes. This Brampton community is one of the city’s most popular master-planned developments. There is a wide variety of home types available including 20’ and 35’ townhomes, 30’ and 32’ semis, and 38’ and 45’ detached homes. The homes range from 1,487 to 3,227 square feet and prices start at $421,990. Phase 2 of Mayfield Village will be launching this fall!

Junction - via Lindvest Junction - via Lindvest

We have another Brampton community tying for the third position; Spring Valley Junction by Lindvest. This new community features 38’ and 41’ detached homes ranging from 1,953 to 3,467 square feet, with prices starting at $639,000.

Seven Oaks - via Fernbrook Seven Oaks - via Fernbrook

The final spot on this week’s Trimart Hot Spots report belongs to Seven Oaks, Fernbrook Homes’ luxury Oakville community. The townhomes at Seven Oaks have sold out, but there are 38’ and 43’ detached homes available, ranging from 2,469 to 3,791 square feet. Prices start at $969,990 and range to over $1.1 million.
