The Royal Connaught Making History...Again

By Lucas on Nov 07, 2014

Exciting news for the Hamilton condo scene - The Residences of Royal Connaught by Spallacci Group and Valery Homes is almost ready for construction! Since launching in style last June, 70 percent of Phase 1 has sold, with the presentation centre receiving even higher traffic than expected.

It looks like the TD Quarterly Regional Housing Report released last July was correct, stating that “Hamilton has been an up and coming market since 2009, being the fastest growing market across Ontario. Existing home sales have even been growing faster than even that in Toronto.” Royal Connaught’s recent success is proof that there is a strong demand for not only new housing in Hamilton, but the condo lifestyle.

The report also states that while there is a strong demand for new homes, Hamilton is experiencing an historical low in new construction inventory. TD predicts that these market conditions will cause prices to rise gradually over the next six years - so now is the time to invest, and what better opportunity is there than the chance to purchase a unit in a revitalized landmark?

The Edwardian-style hotel opened in 1916 and was the place to be in Hamilton. Anyone who was someone stayed at the Royal Connaught, including royalty and celebrities. Spallacci and Valery have ensured that the historic components of the building are maintained, going to great lengths to preserve the breathtaking lobby, which will feature a coffee-espresso bar, a baby-grand piano, and a gallery wall showcasing the building’s history. The lobby will boast its original art deco aesthetic, and splashes of contemporary flare will complement the historical decor.

The available units at Royal Connaught range from 555 to 850 square feet. The majority of the 1,000+ square foot units in Phase 1 sold out very quickly. The unit finishes reflect the efforts in preserving the luxuriousness of the lobby, with such features as 9’ ceilings, ceramic and porcelain tile, custom kitchen cabinetry, GE stainless steel appliances, wide plank laminate wood flooring, and 5’ soaker tubs in the elegant bathrooms. Another eye-catching feature are the swing glass doors that open up to Juliet balconies (where applicable).

“We’ve definitely noticed a sense of urgency from buyers coming into the sales centre. I think people are really watching this project and are excited to see how quickly everything is moving," said Rudi Spallacci, President Spallacci Group. "We’re finding that the Residences of the Royal Connaught is checking all the boxes for buyers because these are spacious urban homes with access to state-of-the-art amenities, it’s a gorgeous historic space, and of course you simply can’t beat this downtown location.”

Located in the heart of downtown Hamilton, right next to The Gore Park, the Royal Connaught will be surrounded by the best that the city has to offer, including independent restaurants, cafes, art galleries, and popular entertainment venues where live music is playing almost every night of the week.

"Hamilton is an incredible place to live and people are flocking here from across the GTA. But it’s not only newcomers to the city: people who have lived in the city for their whole lives are eager to move downtown. We’re thrilled to be at the heart of it all,” said Ted Valeri, President Valery Homes.

One of the most exciting aspects of the Royal Connaught’s location is the Gore Park Revitalization, which is breathing new life into the neighbourhood. The park serves as a central community hub and it is being revitalized to better serve the people of Hamilton. Throughout the summer, the park hosts The Summer Promenade, where a number of vendors, artisans, and musicians gather to showcase their talents and goods three days a week. When the holidays roll around, a carousel is installed and the Christmas Tree of Hope is decorated.
