The Redevelopment of Mississauga’s Imperial Oil Lands

We have spent a lot of time over the past few months discussing new opportunities outside of the downtown core. Ajax and Burlington were at the forefront this week, and there are other municipalities that also have some sites with great potential that make us wonder, “What if?”

One such site, located near the Mississauga waterfront, is the Imperial Oil Lands on Lakeshore Road. The 75-acre site, which has been vacant for about 22 years, is currently undergoing a study and consultation to decide its fate.

At the massive site, located south of Lakeshore Road West, wedged between Mississauga Road and Pine Street, the opportunities are limitless. Given the site’s proximity to Lake Ontario, there is no doubt that this whole area could transform from a blank space to a vibrant, livable area with a mix of mid- and low-rise residential condominiums, open parks, and retail options.

However, the site is not without its negatives. Because of the former oil refinery, the site is a brownfield, and that comes with some issues. At this point, we have no idea whether or not the ground is safe for development. In the past, we have seen developers team with soil contamination experts to get a true gauge on what the issue is, and a way to ensure that the land is ready to be used for its new purpose.

The City of Mississauga is currently undergoing an “Inspiration Port Credit” workshop, giving people the opportunity to voice their opinion about how the former Imperial Oil site should be developed.

 

It’s pretty rare that you get the opportunity to develop 75 acres of waterfront property in one of the GTA’s most popular destinations. Hopefully some innovative ideas are proposed!
