Do You Know Which Cities Have the Most New Home Sales?

With a strong month of sales for the new low-rise market, Trimart Research Corporation is predicting that the traditionally slow summer season will remain stable until the strong fall season. The number of planned new releases has decreased quite a bit, but demand is still high, so we may see a large average price jump over the next couple months.

So far, Brampton is leading the way in new low-rise sales with 3,240 year-to-date sales. Milton is far behind in second place with 890 sales; Mt. Albert/East Gwillimbury is in third with 742 sales; Oakville is following with 611 sales, and Barrie is catching up with 578 sales.

Listed below are a few notable low-rise sites of the last month:

Moda - via Treasure Hill Homes Moda - via Treasure Hill Homes

Placing first on this week’s Trimart Hot Spots list is Moda, a new community by Treasure Hill Homes in Woodbridge. The community had 76 sales during its opening month! Moda features a wide selection of townhomes, ranging from 2,001 to 2,332 square feet with prices starting at $679,900. As the inventory of low-rise homes, especially detached singles, decreases, the average price of townhomes will be rising slightly until balance is restored to the market. If demand wanes this summer and builders can plan enough inventory for the fall, we could see prices cooling, but the probably of that happening is unknown.

Main Street Seaton - via Averton Main Street Seaton - via Averton

The second position is filled by another new community that also had a very successful opening month. Main Street Seaton by Averton Homes had 47 sales in June. This Pickering community features urban townhomes ranging from 788 to 1,439 square feet, with prices starting from $292,900.

Park Ridge - via Tribute Park Ridge - via Tribute

Coming in a close third with 46 sales last month is Park Ridge, an Oshawa development by Tribute Communities. The homes of Park Ridge boast beautiful detached designs on 36’, 40’, and 50’ lots, ranging from 1,863 to 3,479 square feet. Prices are starting at just $453,990. Oshawa may not be one of the top five selling cities, but we think it must be close to the top with the amount of successful communities launching there.

Placing fourth is one of the main reasons Oakville is in the top five. The Preserve by Mattamy Homes is a huge community in north Oakville, and they had 35 sales last month. The community features two-storey townhomes and 34’, 38’, 45’, and 50’ detached homes. The available homes range from 1,583 to 3,739 square feet, with prices starting at $583,990 and reaching just over $1 million. The 50’ models are temporarily sold out, but more are coming soon!

Pineview Greens - via Royal Park Pineview Greens - via Royal Park

Taking the final position on this week’s Trimart Hot Spots list is Pineview Greens, a Barrie community by Royal Park Homes. This community features 34’ and 42’ detached homes, and Royal Park saw 15 sales last month. The homes of Pineview Greens range from 960 to 3,230 square feet with prices starting at $391,990.
