Changing the Face of Amedeo Garden Court

In the last couple of years, we’ve spent a significant amount of time talking about Humber Bay on the shores of Lake Ontario in Etobicoke. What was once an area with limited infrastructure and almost no residential space is now booming. Developers such as Monarch, Camrost Felcorp, and Empire Communities have helped develop the area into a great neighbourhood.

One developer who has recently decided that it’s time to rejuvenate their Humber Bay/Etobicoke properties is Longo Developments.  They are looking to transition their Amedeo Garden Court apartment complex at 2543 Lake Shore Blvd. West into a high-rise condominium development.

In an application submitted to the City of Toronto, Longo Developments is looking to bring five new condominium buildings to the site, which range in size from 20 to 40 storeys, all sharing a six-storey podium. The new development will include 1,500 new suites. Some of the other highlights of the proposal include an extensive underground parking facility, a new public road system, and an extension of the public parkland with a clearer access to the waterfront. Due to the elimination of the current rental suites, Longo will replace all of the existing 396 rental units by building two new rental towers, which will range in height from eight to 10 storeys.

Some of the issues Longo will face moving forward are obvious to anyone who follows development in the Greater Toronto Area. The heights that they want, between 20 and 40 storeys, are aggressive for the area. Currently, the area features more mid-rise, boutique style apartment and condominium buildings.  The other area of concern for Longo is the heritage structures on the site. Some aspects of Amedeo Garden Court have been on site for upwards of a hundred years, and will have to be maintained moving forward. In a recent meeting with locals, Longo assured residents that the heritage will be “preserved and restored as a central feature of the plan.”

The next step in the process will see Longo Developments submit a new development application, which should give everyone a more informed look at what they have in mind for Amedeo Garden Court.
